Location
The Shrubbery is a quiet cul-de-sac, set within a sought-after part of Ross-on-Wye. The town centre is around half a mile away; this offers an assortment of shops, supermarkets, independently-owned boutiques, a range of restaurants, welcoming pubs and various leisure facilities. There are four schools dotted around the town - three primaries and one secondary - all of which carry 'Good' Ofsted ratings
Ross also houses two GP surgeries and both of these, plus the local community hospital, are approximately half a mile from The Shrubbery.
There are also numerous spectacular woodland, riverside and country hikes nearby, including the Town and Country Trail, Chase Woods and the John Kyrle circular walk, taking in fields and the River Wye. The Rope Walk – a lovely level route taking visitors on a stroll alongside the River Wye is also nearby.
Ross is also within easy access of major road networks. From The Shrubbery, the A40 is a little over a mile away and the eastbound road provides a direct route to Gloucester, Cheltenham and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway is around two miles away and this gives good access to the M5 - leading to Birmingham to the north and Bristol to the south.
The home at a glance
The front entrance into the home leads into what was once a double garage but has since been converted into a spacious garden room. There is a large Belfast sink on one side of the room and, on the other, a gentle ramp leads to another lockable door which accesses the property.
This door opens into a beautifully bright, open-plan living space which includes a generous dining room and living area. Plenty of natural light pours into this area through a series of glass doors which lead out to an extensive patio that wraps around the side and rear of the property. The two zones are defined by a natural barrier – a couple of steps lead from the dining area into the dual-aspect sitting room which includes a stone fireplace.
The kitchen, which is large enough to also accommodate a less formal dining area, also includes an electric oven and hob, as well as ample wooden units.
An archway leads to the three bedrooms, as well as the family bathroom. Of the bedrooms, the largest includes three built-in wardrobes while another has a concealed cloakroom; there is a WC and basin housed inside a former built-in wardrobe.
The modern family bathroom includes a d-shaped bath – complete with a drench shower and handheld shower attachment – with thermostatic bath water filler, as well as a basin, WC, demister mirror, heated towel rail and electric underfloor heating.
Outside, there is a peaceful garden which is accessible from the garden room, the open-plan living space and the kitchen. A variety of mature shrubs and trees border a level lawn beyond the wrap-around patio, some of which sits beneath an attractive pergola. There is also a large garden shed - to give ample storage space for tools and other gardening equipment - as well as a summer house.
