Location
The spectacular setting of Symonds Yat is situated in the heart of the Wye Valley Area of Outstanding Natural Beauty. The location is famed for its phenomenal river scenery, woodland expanses and limestone cliffs. There are a multitude of reputable riverside pubs and restaurants which are exceedingly popular with local residents and tourists alike.
There are many delightful walking and cycle routes throughout the area and, for those who enjoy outdoor pursuits, various companies offer a wide range of activities such as canoe hire.
The closest village, Whitchurch, is particularly sought after, partially owing to its Church of England Primary School which has been graded as 'Outstanding' by Ofsted. The popular community-spirited village shop, Woods of Whitchurch, stocks locally-made produce, fresh fruit and vegetables, various essentials and also operates as a coffee shop and takeaway. In addition, Whitchurch also boasts a village hall, an MOT centre, a highly-commended hospitality venue - The Old Court Hotel, plus a post box and bus stop.
Symonds Yat is just two miles from the Welsh border and centred between the two popular market towns of Ross-on-Wye and Monmouth, both of which offer highly-regarded secondary schools, supermarkets, restaurants, pubs, leisure facilities and independently-owned shops.
Symonds Yat West is within easy access of major road networks; the A40 is around a mile away and the east-bound road provides a direct route to Gloucester, Cheltenham and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway begins in Ross-on-Wye, around eight miles away, and this gives good access to the M5 - leading to Birmingham to the north and Bristol to the south.
The home at a glance
The main entrance to the home leads into a sizeable reception hall, which offers a coat cupboard in the recess under the staircase.
To the left of the reception hall, there is an expansive sitting room. Plenty of natural light cascades into this dual-aspect space through sliding doors at the front of the room and French doors to the side. The space also carries an exposed brick fireplace - which houses a wood-burning stove.
To the right of the reception hall, there is an open-plan kitchen, dining room and family room. The well-equipped kitchen features marble worktops plus on-trend grey cupboards and drawers. There are also modern, integrated appliances such as a double oven, dishwasher and coffee machine, as well as a gas hob with a pop-up extractor fan. The kitchen also has space to house an American-style fridge/freezer and the dining area has ample room to accommodate a table with ten chairs. A set of glass doors in this corner of the L-shaped room link it with the sitting room which, when opened, can create one large expanse during larger-scale get-togethers.
Beyond the kitchen, there is a boot room and a door here leads out to the side of the property. On one side of the boot room, there is a cloakroom and on the other, there is a utility room/boiler room, which has space and plumbing for a washing machine.
The four double bedrooms are all found on the first floor of the property and each one features built-in wardrobes. Of these, the master bedroom is a wonderfully sunny space which carries a vaulted ceiling and an en-suite shower room. A set of sliding doors lead out to a balcony which beautifully showcases the spectacular surrounding view. The second light-streamed bedroom also features a set of French doors which open out to a Juliette balcony. A third bedroom also features another en-suite shower room, which includes a walk-in shower with body jets as well as an over head fixture ad handset.
The outside space
A set of French doors in the sitting room lead out to a sun-trap patio, which serves as an excellent alfresco dining area. This spot gives excellent views over the valley. The garden also features several tiers of level lawns, as well as a delightful summerhouse with a veranda.
In terms of parking, a secure, gated driveway gives ample space for several vehicles, but it is also worth noting that planning permission has been granted to construct a garage. Please speak to the sales team for further details.
