Location:
Symonds Yat, in the heart of the Wye Valley Area of Outstanding Natural Beauty, is famed for its gorgeous riverside landscapes. There is a multitude of welcoming country pubs and restaurants that are exceedingly popular with residents and tourists alike. There are many delightful walking and cycle routes throughout the area and, for those who enjoy outdoor pursuits, various companies offer a wide range of activities such as canoe hire, rock climbing and caving.
The closest village, Whitchurch, is particularly sought after, partially owing to its Church of England Primary School, which secured 'Outstanding' and 'Good' grades during Ofsted's most recent inspection in March 2025. The popular community-spirited village shop, Woods of Whitchurch, is another jewel in Whitchurch's crown. The welcoming store stocks locally produced goodies and also operates as a coffee shop and takeaway. In addition, Whitchurch boasts a village hall, a reputable MOT centre, a highly commended hospitality venue - The Old Court Hotel - plus a post box and bus stop.
Symonds Yat is just two miles from the Welsh border and centred between the popular market towns of Ross-on-Wye and Monmouth, both of which offer highly regarded secondary schools, supermarkets, restaurants, pubs, leisure facilities and independently owned shops.
A series of major road networks is also easily accessible; the A40 is around a mile away, and the eastbound road provides a direct route to Gloucester, Cheltenham and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway begins in Ross-on-Wye, around eight miles away, which gives good access to the M5.
The home at a glance:
The main entrance to the cottage opens into a welcoming sitting room, beautifully presented in a calm, neutral colour palette that immediately sets a relaxing tone for the home. A window frames views of the striking, rugged landscape, while a door at the rear of the room leads through to the kitchen.
The kitchen is fitted with a range of base and wall-mounted Shaker-style units complemented by wood-effect worktops. Integrated appliances include a compact dishwasher, under-counter fridge, double oven, and a Lamona hob with extractor hood above. A sink with a mixer tap is positioned beneath a window overlooking the private rear garden. An archway seamlessly connects the kitchen to the dining room, where a door opens onto a patio terrace - an ideal setting for alfresco dining.
Upstairs, the first floor accommodates two well-proportioned double bedrooms, both benefitting from built-in wardrobes. The larger bedroom enjoys particularly impressive elevated views across the Wye Valley. The bathroom is attractively appointed and comprises a countertop vanity unit, WC, and bath with overhead electric shower. A generous airing cupboard is also accessed from the first-floor landing.
In addition to the private patio terrace, the property further benefits from beautifully maintained communal gardens. Although gently sloping, these grounds have been thoughtfully terraced to create usable, level areas. Allocated parking is provided, along with additional visitor spaces available on a first-come, first-served basis.
