Location:

Goodrich lies at the heart of the Wye Valley Area of Outstanding Natural Beauty and enjoys a thriving village community. It is home to two excellent country pubs – The Hostelrie and The Cross Keys – both of which consistently receive praise for their warm hospitality and excellent food.

The village also benefits from a fantastic village hall, which regularly hosts a wide variety of events. It serves as an occasional pop-up cinema, provides a base for the well-supported local choir, and offers classes ranging from Pilates to table tennis. In addition, Goodrich has a centrally located church, a tennis club, and a cricket club, together with an exceptionally well-regarded primary school.

Perhaps most famously, however, Goodrich is known for its commanding 11th-century hilltop castle, one of the finest and best-preserved medieval fortresses in England.

Goodrich sits around five miles in either direction between the popular market towns of Monmouth and Ross-on-Wye, both of which feature good comprehensive schools, independent shops, cafes, and reputable restaurants. Additionally, Monmouth offers the prestigious Haberdashers' private schools, plus a Waitrose and an M&S.

A range of excellent road networks is easily accessible. The A40 is a short distance away, and the eastbound road provides a direct route to Gloucester, Cheltenham, and the Cotswolds. Meanwhile, motorists heading in the opposite direction can journey towards the M4 at Newport, giving access to Cardiff and London. In addition, the M50 motorway can be joined at Ross-on-Wye, providing good access to the M5.

The Home at a Glance:

Church Cottage is tucked away near the end of a private no-through lane, where a pedestrian gate leads directly into the churchyard. Three public footpaths converge here, providing immediate access to a variety of scenic countryside strolls.

The main entrance leads into a reception hall, complete with an attractive oak floor, which creates a natural flow through this level of the home. To the left, the dining room and sitting room connect effortlessly through a cased opening, creating an ideal arrangement for both everyday living and entertaining. The dining room is bathed in light, thanks to its box bay window overlooking the front garden, while the sitting room centres around an inset fireplace with a wood-burning stove beneath an oak mantel. Sliding glass doors open directly onto the rear garden, strengthening the connection between the home and its gardens.

Across the hall, the study enjoys a pleasant outlook over the front garden, providing an ideal space for home working.

The kitchen is fitted with timeless Shaker-style cabinetry and wood-effect worktops, complemented by integrated appliances sourced from John Lewis. These include a microwave, fan-assisted oven, induction hob, fridge/freezer, and dishwasher. There is ample space for a table, while a door leads to the practical utility room, offering additional storage, provision for laundry appliances and access to the cloakroom, integral garage, and rear garden.

A staircase rises from the reception hall, passing a tall picture window that frames views of the rear garden, with Coppett Hill beyond, simultaneously filling the space with natural light.

Upstairs are four bedrooms - two doubles and two singles - each benefiting from dormer windows and useful eaves storage. The principal bedroom enjoys views across the front garden and neighbouring farmland towards Chase Woods, an ancient Iron Age hillfort. Its en-suite shower room is bright yet private thanks to a Velux rooflight and includes a walk-in shower, pedestal basin, and WC. An adjoining walk-in wardrobe also houses the hot water cylinder, creating a naturally warm and well-aired storage space.

The second bedroom shares the same attractive rural outlook, while the third and fourth bedrooms overlook the south-facing rear garden.

The family bathroom features a well-appointed four-piece suite, including a bath, walk-in electric shower, pedestal wash basin, WC, and heated towel rail.

Outside, the gardens provide a wonderfully peaceful retreat, alive with birdsong and the gentle rustle of wind passing through the trees. A broad patio terrace extends across the rear of the house, offering generous space for outdoor dining and entertaining. Beyond, a level lawn is edged by a gravel path that meanders alongside richly planted borders filled with seasonal colour and texture, including lilies, oxeye daisies, and fuchsias.

A clematis-covered arch leads into a charming second garden room, where a flowering cherry tree is complemented by raspberry canes, redcurrants, and established hydrangeas.

At the far end of the garden, a gate opens into a small vegetable plot, rented from a neighbouring landowner, which enjoys spectacular sunrise views across Coppett Hill.

Parking is equally well catered for, with an integral garage featuring light, power, and an electric roller door, alongside a generous driveway providing parking for several vehicles.
