Rose House & Rose Cottage
Sellers Insight:
As a family we have lived in The Rose House for almost 19 years. We have been so happy here, raising our family. Initially we moved here so that our children could walk down the lane, into the forest to go to the local primary school. We have enjoyed many walks into the woods from the house in all directions. The local surrounding area is so picturesque, Mallards Pike, Cannop Ponds and Beechenhurst were amongst our favourites. We have spent many a leisurely afternoon sitting outside with a chilled glass of wine watching the local wildlife, be it a squirrel or red kites flying above. We've also had many parties here, both inside the house or out in the garden. The local community is very friendly, the pubs are welcoming and the shops and takeaways are all within easy reach. Further afield, but within easy reach, there are the cities of Gloucester, Cheltenham and Bristol. We have spent time in all these places enjoying all that they offer, but always happy to come back to the forest.
A far-reaching vista of a wooded valley is gloriously displayed from this multi-generational home. The detached property sits in the heart of its quarter-acre plot and is divided into a four-bedroom house - complete with three reception rooms and a farmhouse-style kitchen - and a two-bedroom cottage, which carries an open-plan living space on the first floor to maximise the stunning views over the ancient forest.
Location:
Worrall Hill is continuous with the well-appointed village of Lydbrook, which offers a primary school - rated 'Good' by Ofsted – plus three reputable pubs, a post office, a convenience store, a health centre, an Indian takeaway, and an award-winning fish and chip shop. It lies on the north-west edge of the Royal Forest of Dean - an area which gives 24,000 acres of glorious countryside and presents an ideal landscape for outdoor activities such as walking and cycling.
Lydbrook also straddles the Wye Valley Area of Outstanding Natural Beauty. The River Wye is a short stroll from the village, and a picnic site at Lower Lydbrook allows launching canoes or enjoying scenic riverside walks.
It is worth noting that The Old Black Bridge footpath – which leads over the River Wye and connects Lydbrook to Welsh Bicknor - is part of the 136-mile Wye Valley Walk, used by some 20,000 walkers annually. During the summer, canoeists stop here between Ross-on-Wye/Kerne Bridge and Symonds Yat, along with wild swimmers who enjoy the cool, shallow waters found at this spot.
The Homes at a Glance:
This pair of properties presents a prime opportunity for either multi-generational living or a potential rental income. Rose House is a generously proportioned double-fronted home with four double bedrooms and a versatile layout. Rose Cottage is a two-bedroom residence, with a spectacular 25-foot open-plan living space which frames the ever-changing woodland panorama like a living artwork.
The properties are enclosed behind a closed-board fence and high hedging, which helps to create a sense of privacy.
Rose House:
The main entrance into the home leads to a substantial reception hall, which sets a pleasing scene. A wood-effect floor flows throughout this level of the home, and a door on the right-hand side leads into the sitting room - a dual-aspect space with an inset fireplace, which gives a nook that is ideal for an electric stove.
The door on the left-hand side of the reception hall gives access to a substantial family room which accommodates both a lounge and a dining room, and a cased opening between the two zones creates a natural divide. An exposed stone feature fireplace presents a charming focal point. At the far end of the room, an open archway leads through into the farmhouse-style kitchen, which is equipped with a Belfast sink, plenty of base-and-wall-mounted units, and wooden effect countertops. A breakfast bar offers an informal dining space, and there is a large storage cupboard, provision for a dishwasher, and space for an American-style fridge/freezer and a range-style cooker. A door in the far corner of the kitchen leads into a third reception room, which may be suitable as a study, a playroom, or a formal dining room, depending on the owner's requirements.
The kitchen also leads through to a boot room, which feeds into the utility-cum-cloakroom. This offers provision for both a washing machine and tumble dryer, and also features a toilet, an additional sink, and more storage units. The staircase in the reception hall leads up to the first floor, which houses all four double bedrooms, two of which boast en-suite shower rooms. Of these, one presently serves as the master bedroom, as it also bears a built-in wardrobe and enjoys an elevated view over the surrounding forest. The other two bedrooms both feature built-in wardrobes with full-height mirrored doors, and, in terms of washing facilities, they are served by the family bathroom, which is fitted with a three-piece suite that includes a spa bathtub.
Rose Cottage:
Rose Cottage is built into the hillside, and therefore, there are entrances into the home from both levels of the property. An entrance outside of the garden fence leads into the elevated open-plan arrangement, which incorporates a fitted kitchen, a dining room, and a lounge. The dual-aspect area showcases the woodland surroundings wonderfully. This level of the home also includes a conveniently placed cloakroom. Downstairs, there are two double bedrooms, both of which carry en-suite facilities. Of these, one includes a set of sliding glass doors that lead out to the private garden, whereas the other is linked with a second room which may serve as a snug, dressing room or study.
The Great Outdoors:
The garden envelops the property, and the grounds include several outbuildings - there is a summerhouse, several sheds, and an insulated timber workshop, which has a light and power supply.
There is also scope to grow fresh produce, as there are raised beds and a hardstanding nearby, presenting a perfect space for a greenhouse. Closer to the home, there is a private patio area, which presently accommodates a hot tub, which is available via separate negotiation.
In terms of parking, there is a large, gated parking area next to the home, plus several spaces in a layby between the home and the road.
