Location
Camomile Green is continuous with the well-appointed village of Lydbrook, which offers a primary school - rated 'Good' by Ofsted – plus three reputable pubs, a post office, a convenience store, a health centre, an Indian takeaway and an award-winning fish and chip shop.
The setting gives magnificent views from its high slopes. It lies on the north-west edge of the Royal Forest of Dean - an area which offers 24,000 acres of glorious countryside and presents an ideal landscape for outdoor activities such as walking and cycling.
Lydbrook also straddles the heart of the Wye Valley Area of Outstanding Natural Beauty. The River Wye is a short stroll away and a picnic site at Lower Lydbrook allows launching canoes or enjoying scenic riverside walks.
It is worth noting that The Old Black Bridge footpath – which leads over the River Wye and connects Lydbrook to Welsh Bicknor - is part of the 136-mile Wye Valley Walk, used by some 20,000 walkers annually. During the summer, canoeists stop here between Ross-on-Wye/Kerne Bridge and Symonds Yat, along with wild swimmers who enjoy the cool, shallow waters found at this spot.
The home at a glance
The front garden sets a splendid scene; a gravel path leads along a sloped lawn, exhibiting a detached garage, a summerhouse with a veranda, a wildflower area with provision for a pond, a variety of shrubs, vibrant blooms and two flowering cherry trees.
The main entrance opens into an enclosed porch and there is a spacious reception hall beyond.
A dining room is accessed through an archway and this space features woodland wallpaper to one side, mirroring the local landscape. A set of glass doors open into the sitting room, a light-streamed dual-aspect space which boasts a stone fireplace which houses a multi-fuel stove. From here, a set of bifold doors gives access to a balcony, which exhibits the amazing view. The third reception room is a garden room; plenty of natural light cascades into this space through a lantern as well as windows to two aspects. A set of thermal French doors opens out to a sun terrace, which offers a private and pleasant point to enjoy the vista.
A sliding pocket door in the dining room leads into a modern fitted kitchen, with units sourced from Wren 18 months ago. This immaculately presented area includes an integrated fridge/freezer, a pull-out larder, a double oven, a pull-out bin store, a Blanco sink with mixer tap and an induction hob. There is space and plumbing for both a dishwasher and washing machine. To the right, there is a door leading outside, to the back garden.
Two of the bedrooms sit to the left of the reception hall. The master bedroom carries an excellent elevated view over the wooded valley. The second bedroom contains a wealth of built-in storage and overlooks the private rear garden. The third "downstairs" bedroom is tucked away, off the garden room. Much like the master bedroom, this area exhibits the forest vista wonderfully well and features a pitched ceiling plus built-in wardrobes.
In terms of washing facilities, there is a family bathroom which includes a double walk-in shower, a bath with handheld shower attachment, a WC and a vanity unit with an illuminated mirror above. There is also a heated towel rail plus a built-in cupboard.
A path wraps around the home, and at the rear, this is adorned by sloped beds which are planted with an assortment of beautiful bulbs. There is plenty of outdoor storage - Tenaj boasts a covered wood store, a bike shed plus a storeroom underneath the balcony - giving ample room to keep gardening equipment. There is also a detached garage plus an expansive driveway - giving plenty of space to park many vehicles (it is worth noting that the present owners have previously managed to fit nine cars on the driveway.)
The furthest corner of the garden includes a raised-bed fruit and vegetable patch. There is also a copse of fruit trees, giving apples, pears and plums.
Seller's Insight:
During our time at Tenaj, we have most loved:
• That our views are ever changing - woodland colours through the seasons and watching sun all year and often winter moon rises (weather permitting of course!)
• Quiet relaxing lifestyle with fabulous neighbours all round - not that we see them much.
• Lydbrook as a whole is a very friendly village with many clubs and groups if required.
