Energy Performance Certificate (EPC)
From the 1st October 2008 it is a legal requirement for all landlords to have a valid EPC on their property before it can be let. The EPC will be valid for 10 years.

It is a legal requirement to have a valid gas safety certificate for your property before it can be let. It is to ensure all gas appliances in the property are certified as safe by a qualified gas safety engineer. The certificate is valid for 1 year.

Again, although not a legal requirement, we recommend you have all portable appliances that are being left in the property tested to ensure they are safe to use.

All properties built since June 1992 must have been fitted with mains powered smoke detector alarms from new. Although there is no legislation requiring smoke alarms to be fitted in other ordinary tenanted properties, it is generally considered mandatory.
We therefore strongly recommend that the Landlord fit at least one alarm on each floor (in the hall and landing areas).
A typical deposit will be 4 or 6 weeks rent.
The landlord must register with a tenancy deposit protection scheme with 14 days.

We do not hold the deposit monies and use the DPS for all deposit protection.
